Danville is home to Centre
College (the Harvard of Kentucky), Norton Center for the Arts, Matsushita
(Panasonic), Caterpillar, Hobart, R.R. Donnelly (one of the largest printers
in the world), American Greetings, and Ephraim McDowell Regional Medical
Center. The area has been consistently growing and shows no signs of slowing
down. Central Kentucky simply did not choose to participate in past recessions.

This area is a wonderful place
to invest in and raise a family. Great schools, great shopping, great
medical facilities and close proximity to Lexington and Louisville. You
can commute to the city during the day and relax in the country at night.
One
look and you will know why we call this area home.

Two tracts - 1.0 and 1.9 acres
- and priced at $14,900 and $19,900 Chestnut
Grove is designed for everyone's budget. Owner financing
is available. All tracts have road frontage with sensible restrictions.
Electricity and city water
are in the area, and all of our land is approved for a septic system by
the Boyle County Health Department. Septic systems for the area range
from $3,500 - $6,000 , depending on the style of system, i.e. extended
chamber, fill and wait, marsh, etc.
Installation of a water line
will cost approximately $1.00/foot depending upon how far the building
site is from the road. A good estimate would be to budget $300-$700, plus
a $450 tap-on fee.
For the installation of electric
lines, the first 1,000 feet or above ground is free - the first 300
feet of underground is free, which means there should be little -
if any - charge for electricity to be run to a building site. Generally
speaking, allow approximately $6,000-$7,000 for water, electric and sewage
lines, plus the cost of your building.
Chestnut
Grove has a new survey. In fact the pins are in the ground.
Land will transfer with a Warranty Deed, the best deed you can get. Closing
costs will be approximately $150-$200 for deed preparation, if you use
our attorney. If you use another attorney, the cost will be your attorney's
fee, plus a recording fee of $16 and pro-rated taxes, which will be very
inexpensive. For example, the tax on a 5 acre tract costs approximately
$200. per year.
